Roofing in Sea Breeze

Wedged between Lake Ontario and Irondequoit Bay, Sea Breeze roofs take the region's wind and lake-effect snow head on.

Sea Breeze roofs face the most direct weather exposure in Monroe County, because the neighborhood is bounded by Lake Ontario to the north, Irondequoit Bay to the east and Durand Eastman Park to the west, with nothing to break northwest wind coming off open water. Tall Pines Roofing builds for that exposure with high wind-rated shingles, six-nail fastening and sealed edges as the default, not an upgrade.

The neighborhood began as an 1880s resort colony beside the amusement park that opened in 1879, and New York State's coastal program documents describe housing here as former summer cottage colonies converted to year-round homes on small, closely spaced lots. Converted cottages have their own roofing rules, and we know them.

What happens to a converted cottage roof between the lake and the bay?

Over 70 percent of Irondequoit's housing stock predates 1960, and Sea Breeze skews even older in origin. Cottages winterized over the decades often carry marginal framing, shallow or nonexistent overhangs, low-slope porch and addition roofs, and attic spaces too tight to insulate conventionally. Each of those multiplies ice dam and wind risk on a shoreline that gets both in bulk.

Wind is the defining force. Northwest gusts off the lake routinely exceed severe-weather thresholds during fall and winter storms, and they find every unsealed edge, lifted tab and underdriven nail. We fasten to the high wind schedule, run starter strip with sealant bands at eaves and rakes, and use hip and ridge caps rated for the exposure.

Lake-effect snow adds the load problem: the northern tier of Monroe County sits in the primary snow band, and heavy wet accumulations on small cottage roofs with cold attics translate to ice dams at every eave. Membrane coverage, ventilation where the framing allows it, and in tight cathedral-style cottage roofs, exterior insulation strategies during replacement, are how we break the cycle.

What goes wrong with Sea Breeze roofs

Open-water wind uplift

Unbroken northwest fetch off Lake Ontario tears at eaves and rakes. High wind-rated shingles, six-nail fastening and sealed perimeter details are mandatory on every Sea Breeze roof we build.

Cottage-conversion framing

Winterized summer cottages hide undersized rafters and tight attics. We evaluate structure honestly and design roof assemblies that work with the framing you actually have.

Primary-band ice dams

Lakeshore snow totals plus warm cottage ceilings equal eave ice. Extended ice and water shield and every ventilation inch the structure allows keep meltwater out of your walls.

How do Sea Breeze storm claims and discounts actually work?

New York regulates how roof claims are handled: under NY DFS Regulation 64 (11 NYCRR 216) your insurer must acknowledge a claim within 15 business days and begin its investigation within 15 business days. Most NY homeowner policies pay actual cash value up front and release the recoverable depreciation after the completed work is invoiced. We document damage, meet the adjuster on the roof, and handle that paperwork trail every week.

NY DFS Insurance Circular Letter No. 3 (May 2024) encourages insurers writing property coverage in New York to file premium discounts for loss-mitigating systems. If we install UL 2218 Class 4 impact-rated shingles, we hand you the certification paperwork so you can ask your carrier about a wind/hail premium credit.

Tall Pines specializes in storm-damage insurance claims: emergency tarping, photographic documentation, adjuster meetings and a scope that reflects what lakeshore wind actually did to the roof, not what a drive-by glance suggests.

What does Irondequoit require before we start?

The Town of Irondequoit requires a building permit application with the contractor's liability and workers' compensation certificates on file before roofing work begins. Roofing that involves heat-generating equipment gets Fire Marshal review. Verified July 2026 on irondequoit.gov.

Near the bay and lakefront, some parcels sit in an Environmental Protection Overlay District; those properties may need an added EPOD permit before the building permit issues. We identify EPOD status when we file so the schedule is realistic from day one.
